Brighter Management

Brighter Living has built a substantial property portfolio based on buying distressed properties and refurbishing them into prime rental properties – properties that will both attract and keep the best tenants, properties that will offer those tenants safe homes finished to a high standard. We are now ready to work with other landlords who share our vision of offering tenants good quality safe housing but may not have the skills or the right team of tradesmen to allow them to deliver that vision themselves.

General Work

We can resolve specific or outstanding maintenance works on a fixed price hourly rate. Our quality service is provided by a team of experienced and fully insured trades people at competitive rates: £40.00 for the first hour or part hour and £20 per half hour there after.

Please note that our service currently covers only Northampton (post code areas: NN1 to NN5). We offer a choice of repair and maintenance services that will keep your property in tip top condition, including:

  • Joinery – full 2nd fix service
  • Damp issues
  • Laying of laminate floors
  • Plumbing / central heating
  • Tiling – floor & walls
  • Electrical works
  • Decoration – internal & external
  • Lock changes – windows & doors
  • Inspections for vacant properties & winter weather checks
  • Garden and ground works
  • Repair and secure windows and doors
  • Rubbish and furniture removal
  • Flat-pack furniture assembly

Project Work

We can deliver larger fully refurnished rooms on a competitive individually quoted basis. This is a complete package that includes, prep, refurbishment, and decorative finish. We can price a project per room, per floor, and offer a full property refurbishment. We offer a full design & build service for both bathrooms and kitchens.

Property Inspections

Our maintenance team offer vacant property inspections that covers private residential property, office premises and sites. Inspections are charged at £35.00 within Northampton (post code areas: NN1 to NN5) and consist of the following:

  • Security checks to ensure the property remains locked and secure
  • Any emergency repairs found upon inspection
  • An internal visual inspection of surface pipework for leaks, gas boilers and all windows
  • An external visual inspection of roofs and guttering, condition of the garden, outbuildings and sheds if appropriate
  • Regular gas and electric meter readings
  • Mail recovery and removal
  • Inspections for graffiti, vandalism or other malicious damage
  • Regular reports to the owner on the condition of their property and garden/outbuildings

Please note: Vacant property inspections are not a guarantee against damage occurring, and any additional works identified during an inspection are reported to client and charged at our normal rate once agreed.
