Brighter Lettings

We are a one-stop-shop. We purchase, modernise, let, and then manage a small portfolio of properties giving us complete control over the service we offer our tenants. We believe this provides our tenants a far superior experience to the traditional model of a landlord and lettings agent.

We are accredited members of the National Landlords Association (NLA), we abide to their code of conduct, and we use their standard forms throughout the creation and management of a tenancy.

Please note we are unable to fulfil the following options:-
(1) bedsit or other HMO designated shared accommodation. 
(2) a joint tenancy to more than two people over the age of 18 who are unrelated.
(3) student accommodation. 

We always let a whole property on either a single or joint tenancy agreement. We currently place our tenants directly ourselves or partner through a local approved letting agent (details on right). We directly manage all properties and tenancies. We passionately believe that our tenants are our customers, and it is customer satisfaction that drives our business.


Viewing: access to an available property will be arranged at a time that suits both the residing and applicant tenant(s). 

Costs: we charge a one off application fee of £49 for every applicant over the age of 18. This includes the application, referencing, and deposit protection. If an application falls through we can not refund this fee.

Application: We use the NLA application form which will need to be completed by each applicant tenant over the age of 18. We will share the information provided in the application with our referencing partners.

Referencing: we use the 'Full Tenant Check' service provided by NLA Tenant Check to reference each applicant over the age of 18. The referencing process will include a credit check. The combined annual income of the applicants will need to be at least 30 times the monthly rent to pass the affordability test (i.e. for a rent of £500pcm the tenants will be required to have an annual income of at least £15,000).  We will not be able to offer a tenancy to any applicants who fail the referencing process. We will accept a suitable guarantor to support lower income tenants.

Guarantor: each guarantor will need to complete an application and be referenced before a tenancy can be considered. They will then need sign a 'Deed of Guarantee' witnessed by a solicitor before a tenancy can proceed. 

Tenancy Agreement: we offer all our properties on a NLA standard six month assured short-hold tenancy (AST) agreement. We do not charge tenancy renewal fees. 

Deed of Assurance: as part of the 'Good Landlords Campaign' we will make available a Deed of Assurance to ant prospective tenants looking to establish a long-term let home.

Advanced Payment: a deposit of £25 plus one months rent will need to be paid in cleared funds before a tenancy can start. Deposits are secured within a government backed scheme, and a copy of the deposit certificate and other required scheme documentation will be provided to a tenant within 14 days of payment. Our chosen partner is My Deposits.

Payment Methods: We prefer funds to be paid by direct bank transfer to our Lloyds Commercial business account. Our sort code is 30-66-76, our account number is 71947868. Should a tenant wish to pay by cash, we will charge a 2% admin fee. Funds must be cleared before a tenancy can be signed and keys handed over.

Rent Collection: We prefer to collect all rents by direct debit, payments collected on either 1st or 15th of each month. Rent is payable in advance. We will require the direct debit mandate to be set-up and signed off before the tenancy agreement can be signed. For joint tenancies only one mandate can be accepted. Should a tenant wish to pay by cash, we will charge a 2% admin fee.

Inventory: a full inventory will be provided to a tenant stating the contents and condition of the property at the time of the tenancy start. A tenant will be granted 7 days to raise issue with the inventory before it becomes a statement of fact. 

Check In: All tenants listed on the tenancy are required to attend the check-in to sign the required paper work. All the paper work will be checked, signed, and the keys will be passed over, starting the tenancy. All meter readings will be taken and confirmed with the new tenants. All tenants will be required to present photographic ID at this meeting.

Utilities: We will write to the gas, electricity and water suppliers notifying them of meter readings at the commencement of the tenancy. We will also write to the local authority for council tax purposes. Please note that we strongly recommend that you also inform the suppliers to ensure that your details have been received and processed 

1Where we use a letting agent to find a tenant, the process of application and referencing will be to the agents policies and procedures, but the subsequent tenancy itself will be managed by Brighter Property.
